Well-priced South Tahoe condos are moving faster
The one fact that changes what you should do: the Real Estate Data Aggregator counted 35.1% of South Tahoe condos going under contract within two weeks of listing, for the three months ending July 31, 2026. That share is up 8.3 points from the same period a year ago. If your condo is clean and priced right, the market is answering faster than it was.
That speed is not universal. The Real Estate Data Aggregator put median days on market at 49 days for the same period. That is 11 days shorter than a year before. Some condos moved in two weeks. Others sat. Condition and price still decide which side you land on.
Supply is tighter than the national picture
The National Association of Realtors put national supply at 4.9 months in August 2026. The Real Estate Data Aggregator put South Tahoe condos at 4.8 months for the three months ending July 31, 2026. Nearly the same number. But the local figure is down 1.8 months from a year ago. The national one is not moving that fast.
Fewer listings are part of why. The Real Estate Data Aggregator counted 256 new listings in ZIP 96150 for the three months ending July 31, 2026. That is down 12.3% from the same period in 2025. Less supply coming in means buyers are competing for a smaller pool.
Prices moved up, and more condos are closing above list
The Real Estate Data Aggregator put the median sale price at $698,000 for the three months ending July 31, 2026. That is up 4.5% from the same months a year before. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. South Tahoe condos outpaced that national pace.
The share of condos selling above list price rose 9.2 points year over year, reaching 17% for the three months ending July 31, 2026, per the Real Estate Data Aggregator. That is not every condo. But it is a real shift from where things stood a year ago.
Rates are still a real weight on buyers
CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming balance rose to 7.30% as of September 30, 2026. Realtor.com reported rates topped 7% in September 2026. Buyers are working with those numbers. It puts a ceiling on what many can carry, which is part of why price accuracy still matters so much.
Pending sales tell a similar story. The Real Estate Data Aggregator counted 205 pending sales in ZIP 96150 for the three months ending July 31, 2026. That is up 5.7% from the same period in 2025. Buyers are still moving. They are just being careful about which condos they choose.
