The tightest part of Nevada has stronger demand, but buyers still negotiate

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is the backdrop for every deal in this market right now. Even so, the Real Estate Data Aggregator counted real movement in the three months ending July 31, 2026.

ZIP 89448: the tightest corner of the market

The Real Estate Data Aggregator counted 29 pending sales in ZIP 89448, up 81.3% from the same three months in 2025. That is the sharpest demand signal in this market. Supply fell to 4.1 months, down 6.6 months from a year before. Fewer homes, more buyers moving.

Buyers are competing, but they are not giving up ground on price. The Real Estate Data Aggregator put the average sale at 94.4% of list price in ZIP 89448. That is down 2.8 points from a year before. Only 4.2% of homes sold above list, down 20.8 points. Demand is back. Bidding wars are not.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That pattern fits what the Real Estate Data Aggregator shows here. Sellers who price sharp move faster. Sellers who price high give ground later.

ZIP 89449: more inventory, slower pace

The Real Estate Data Aggregator counted 42 homes sold in ZIP 89449 in the three months ending July 31, 2026, up 23.5% from a year before. That is real growth. But the median sale price fell 10.9% to $882,500. More sales, lower prices: buyers had room to push.

The Real Estate Data Aggregator counted 76 homes for sale in ZIP 89449, down 11.6% from a year before. Supply is tighter than it was. Still, at 107 median days on market, homes are not moving quickly. Sellers need clean pricing from the start.

ZIP 89413: a small, expensive market

The Real Estate Data Aggregator counted just 5 homes sold in ZIP 89413 in the three months ending July 31, 2026. The median sale price was $8,100,000. With only 18 homes for sale and 11 months of supply, this market moves slowly and on its own terms.

One figure stands out in ZIP 89413: 40% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is the highest quick-contract share of any ZIP here. But with only 5 sales, one or two homes drive that number. Read it carefully.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, prices are moving up. In this Nevada market, the picture splits by ZIP. ZIP 89448 is tightening. ZIP 89449 saw prices fall. ZIP 89413 is its own thing entirely.
