Realtor.com counted active listings topping 1.16 million homes nationally in September 2026. South Lake Tahoe went the other direction. The Real Estate Data Aggregator counted inventory in 96150 down 19.1% and new listings down 12.3% in the three months ending July 31, 2026. Fewer choices means less room for a slow start.
That shift changes timing more than price. Buyers need financing and inspections lined up before they find a home, not after. Owners need condition handled before listing, because a thin field exposes weak prep fast.

96150: South Lake Tahoe core
The Real Estate Data Aggregator counted 171 homes sold in 96150 in the three months ending July 31, 2026. That is up 11.8% from the same months in 2025. Inventory fell to 267 homes, down 19.1% year over year.
The median sale price came in at $698,000, up 4.5% from a year before. Homes sat on the market a median of 49 days, 11 days shorter than last year. Not every home moved fast, but the middle of the market moved faster.

89449: Stateline and Zephyr Cove (NV)
89449 tells a different story. Nevada governs this ZIP. The Real Estate Data Aggregator counted 42 homes sold in the three months ending July 31, 2026, up 23.5%. But the median sale price fell 10.9% to $882,500. The median days on market stretched to 107, up 17 days from 2025.
More homes sold, but sellers gave more ground on price and waited longer. Only 4.8% sold above list price, down 4 points from 2025. New listings rose 8.5% while the rest of the market was shrinking. That extra supply shows up in the numbers.
96142: Tahoma and Meeks Bay (CA)
California governs 96142. The Real Estate Data Aggregator counted 22 homes sold in the three months ending July 31, 2026, up 120% from a year before. That is a small base, so the percentage moves fast. Inventory fell 31.5% to 37 homes.

96141: Homewood (CA)

Months of supply sat at 12.3. The sale-to-list ratio was 91%. No homes sold above list price. No homes went under contract within two weeks.
