Garage or No Garage: What It Actually Cost in South Lake Tahoe This Summer
Twelve weeks ending September 13, 2026: South Lake Tahoe homes with a garage sold for $775,000, homes without one sold for $516,000, and the rest of the market moved in the sellers' favor too.
If you're pricing a South Lake Tahoe listing this fall, or you're a buyer trying to figure out whether a garage is worth chasing, you've probably asked the same question: does it actually move the number, or is it just a nice-to-have?
It moves the number. In South Lake Tahoe, homes that sold with a garage brought a median of $775,000 over the twelve weeks ending September 13, 2026. Homes without one sold for a median of $516,000 in the same window. That's not a rounding difference. It's the largest single split in the local sales data this period, drawn from 103 garage sales and 73 non-garage sales, and it's statistically solid.

Two options, one market. Put them side by side and the picture is simple:
A garage home in South Lake Tahoe sold for a median of $775,000 this period, on a sample of 103 sales.
A non-garage home in South Lake Tahoe sold for a median of $516,000 in the same window, on a sample of 73 sales.
Where they're alike: both sold inside a market that moved faster than a year earlier. The median days on market across South Lake Tahoe fell to 56 days this period, down from 68 days over the same window a year earlier. Sellers overall also kept more of their asking price, with the median sale-to-list ratio at 98.5%, up from 97.6% a year earlier.
Where they split: everything to do with price. That $259,000 gap between the two groups holds even though speed and negotiating leverage moved the same direction for both. One caveat worth naming plainly: the same data shows no meaningful difference in how fast garage and non-garage homes sold. The gap is in what buyers paid, not in how long a home sat waiting for them.
What it means for you. If you're a seller in South Lake Tahoe with a garage, that feature is doing real work in the price a buyer is willing to pay, and it's worth reflecting that in how you price the listing rather than treating it as a minor amenity. If you're a seller without one, the $516,000 median isn't a penalty for the house, it's simply where that segment of the market landed this period. It's not a reason to underprice a home that has other strengths.
If you're a buyer, the calculus is straightforward. A garage in South Lake Tahoe carries real weight in the sale price you're competing against. If a garage isn't a must-have for you, the non-garage segment of this market gave buyers a meaningfully different price point to work with over this same twelve weeks.
South Lake Tahoe also sold 180 homes this period, against 214 homes currently sitting in inventory. About 12% of sales went over asking, while only about 3% closed inside seven days, so speed here still means weeks, not days, even in a market that's moving faster than it was a year ago.
What would change this read. If the garage gap narrows or widens next period, or if the days-on-market gap between the two groups stops being statistically flat, that's the number to watch. Right now, the two groups sell at meaningfully different prices but on roughly the same timeline, and that's the part of the story that would tell us whether a garage is becoming more or less of a price driver here.
