One part of NV condos is moving up while another is giving back price

The Federal Housing Finance Agency reported U.S. house prices rose 2.6 percent through July 2026. That national number hides a split. In NV condos, one ZIP code gained 43.1% in median price while another gave back 10.9%. One market story does not fit both.

ZIP 89448: price up, sales doubled, supply thinned

The Real Estate Data Aggregator counted 24 homes sold in 89448 in the three months ending July 31, 2026. That is up 100% from the same months of 2025. The median sale price reached $2,021,783, up 43.1% year over year. Inventory fell too: homes for sale dropped 23.8% and months of supply fell to 4.1 months, down 6.6 months from a year before.

Pending sales in 89448 rose 81.3% year over year, reaching 29. That points to continued activity ahead. Homes are taking longer to close, though: the median was 80 days, 48 days longer than the same period in 2025. Buyers are still moving, just more carefully.

ZIP 89449: more sales, but price is lower

The Real Estate Data Aggregator counted 42 homes sold in 89449 in the three months ending July 31, 2026, up 23.5% from a year before. More homes sold, but the median sale price fell to $882,500, down 10.9% year over year. Sellers are finding buyers, but at lower prices.

Pending sales in 89449 dropped 31.9% year over year to 32. That is the harder number here. More homes sold in this period, but fewer are under contract right now. The pipeline is thinner than it looks. Median days on market reached 107, up 17 days from a year before.

ZIP 89413: thin volume, wide spread

The Real Estate Data Aggregator counted only 5 homes sold in 89413 in the three months ending July 31, 2026. The median sale price was $8,100,000. With 11 months of supply and 18 homes for sale, this ZIP moves slowly. Five sales is a small number, so one unusual sale can shift the median a long way.

One number stands out in 89413: 40% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is the highest quick-contract rate of the three ZIPs. When the right buyer is ready, they move fast. But 11 months of supply means most sellers wait a long time for that buyer.

The wider picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, the National Association of Realtors put months of supply at 4.9 in August 2026. NV condos in 89448 sit below that at 4.1 months. ZIP 89449 is just above it at 5.5 months. ZIP 89413 is well above it at 11 months.

Realtor.com reported mortgage rates topped 7% for the first time since January 2025, as of September 30, 2026. That matters for buyers who need financing. It also matters for sellers pricing against a buyer pool that is more rate-sensitive than it was a year ago.

What the sale-to-list ratio tells you

In 89449, homes sold for an average of 95.8% of list price, up 1.2 points year over year, per the Real Estate Data Aggregator. In 89448, the figure was 94.4%, down 2.8 points. In 89413, it was 90.6%. Sellers in 89413 are giving back the most from their asking price on average.

Quick-contract rate: who moved fast

The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 89413, that share was 40%. In 89448, it was 24.1%, down 13.4 points year over year. In 89449, it was 21.9%, up 2.7 points. Fast contracts happen in all three ZIPs, but they are not the norm anywhere.
